Summary of Major Responsibilities

The Senior Director, Real Estate and Site Services will work with company leadership to develop and execute proactive real estate strategy and project delivery resulting in timely capacity expansions, renovations, and relocations. This role will be responsible for providing direction and oversight in the development and implementation of real estate, construction, corporate security, and facilities initiatives and objectives.   Projects will support a culture of deep collaboration, represent Exact Sciences’ values, create workplaces that serve to attract and retain top talent, reflect Exact Sciences’ commitment to the community, promote Exact Sciences’ mission to play a pivotal role in the eradication of cancer, and support Exact Sciences’ commitment to employee wellness and sustainability. The Senior Director, Real Estate and Site Services will supervise a project delivery team consisting of planning and project management professionals and develop and foster partnerships with extended team member consisting of commercial brokers, general contractors, architects, and engineers. This role will be accountable for program budgets, schedules, and objectives, providing regular status reports and constantly evaluating and mitigating risks.

Essential Duties and Responsibilities

  • Provide comprehensive oversight of the company’s real estate portfolio, site services, and facilities; collaborate with all leadership stakeholders to ensure that business objectives are supported through real estate solutions.
  • Develop, execute, and constantly assess and adjust the near and long-term real estate strategy; ensure strategies are innovative and allow the company to retain flexibility and nimbleness.
  • Manage the delivery of all major real estate projects through a team of project delivery professionals.
  • Monitor and report on project implementation in relation to; including, but not limited to, schedule, scope, quality, budget, proactive identification, and mitigation of risks.
  • Lead direct efforts related to the standardization of construction delivery methods, building systems, financial project reporting, and the use of technology.
  • Provide insight and evaluation of project alternatives (e.g., buy, build, or lease).
  • Negotiate with local, state, and regional authorities to maximize development incentives.
  • Manage real estate capital spend, lease operating budget; set and deliver on annual budgets.
  • Lead negotiations and finalize contracts with respect to; including, but not limited to, leases, architects, real estate brokers, and contractors, as needed.
  • Partner with leadership proactively to achieve corporate priorities.
  • Collaborate with the leadership team to develop and execute real estate strategies that directly support and enable business priorities.
  • Lead and drive an inclusive organizational culture throughout rapid and exciting growth; leverage change acceleration techniques to assist in driving broad change and promote people and organizational growth.
  • Assess the efficiency, value, and effectiveness of all programs, practices, and initiatives continuously against the business needs and companies in relevant, comparable industries and markets.

  • Ability and means to travel 5% between Madison locations.
  • Ability to travel 20% of working time away from work location, may include overnight/weekend travel.

Qualifications

Minimum Qualifications

  • Bachelor’s degree in Architecture, Engineering, Construction Management, Business, or field as outlined in the essential duties.
  • 10+ years of experience in a real estate portfolio, leasing, or facilities management role with increasing leadership scope and responsibility.
  • 5+ years of experience in a leadership role.
  • Proven ability to lead, negotiate, and deliver large, complex real estate development projects greater than $100M.
  • Demonstrated ability to use multiple real estate project delivery methods to include developer and owner implemented solutions.
  • Demonstrated ability to deliver real estate solutions in regulated environments to include the College of American Pathologists (CAP), the Clinical Laboratory Improvement Amendments (CLIA), and the Food and Drug Administration (FDA).
  • Demonstrated ability to be a well-rounded leader and apply strong strategy, planning, and deployment skills.
  • Demonstrated ability to collaborate and work on large projects with enterprise-wide strategic, financial, and operational implications.
  • Demonstrated ability to drive continuous improvements, scalability, and operational excellence in areas of responsibilities which are aligned with organizational priorities.
  • Demonstrated ability to manage multiple projects simultaneously through project teams; demonstrated ability to manage multiple resources across diverse cross-functional groups in support of enterprise objectives.
  • Demonstrated ability to lead in goal-driven organizations; demonstrated ability to work effectively with all levels of management.
  • Advanced understanding of real estate, project delivery, construction, and building infrastructure systems principles to include an advanced understanding of construction contracting methodology, real estate transactions, and development alternatives.
  • Proficient in Microsoft Office programs such as Word, Excel, and PowerPoint.
  • Authorization to work in the United States without sponsorship.
  • Demonstrated ability to perform the Essential Duties of the position with or without accommodation.

Preferred Qualifications

  • Master’s degree in Business or other related field as outlined in the essential duties.
  • Possess active membership(s) in industry associations.
  • Experience with the oversight of global real estate portfolio of more than two million square feet.
  • Experience with the delivery of projects valued at more than $300M.
  • Demonstrated ability to balance ambiguous requirements with the need to move forward in a fast-paced environment.
